For the first time in eight months, pending home sales slipped into negative territory compared to last year\u2014higher borrowing costs have definitely slowed buyer activity. We\u2019re also seeing homes take about 60 days to sell, and mortgage rates have climbed from around 6% earlier this year to the high-6% range now. That said, buyers are finding a bit more leverage: the median list price has dipped to $424,500, about 20% of listings have seen price cuts, and active inventory is up by roughly 4%. Even so, national inventory remains about 11% below typical pre-pandemic levels, which means there\u2019s still a housing shortage beneath the surface.
